Asphalt and Heat

The heat is great if you’re planning to spend a day at the beach, but when you’re managing the maintenance of your property, the heat can wreak havoc on a lot of elements. Your asphalt parking lot, for example, can sustain damage simply from sitting in the heat. Understanding these negative effects will allow you to better handle them when they come along.

Cracks

While it’s fairly common knowledge the asphalt could contract and expand when the temperature drops and rises, it’s important to know even hot day after hot day can cause a crack in the asphalt. As soon as those tiny cracks begin to form, there are air pockets created below. Once a car drives over that crack and that pocket of air, it applies pressure that creates more cracking and crumbling.

Water from rain or sprinklers that drain onto the asphalt can also seep into the cracks. This will cause a pothole to begin forming, and if not dealt with, could eventually lead to an entire collapse. This is why it is important to get all cracks repaired as soon as you notice them.

Fades

Fading asphalt isn’t a structural problem, but if you want your property to look its best, you may want to pay attention. The aesthetic appeal of your commercial property could play a big role in how successful your business is. One way to remedy a faded asphalt parking lot is with sealcoating.
